Appraisal Reviews

As stated in an announcement by the Federal Reserve, "financial institutions are obligated to have an effective, independent real estate appraisal and evaluation plan," and that appraisers fulfilling reviews have to "have the ability and skillfulness to determine compliance with the Federal Reserves appraisal rules and guidelines." At County Appraisals Inc., we provide appraisal review services that are unbiased, efficient, professional and in accordance with the Federal Reserve's regulations.

If you're in the need of a real estate appraisal review or have questions in reference to an appraisal, call County Appraisals Inc. today.

According to the Federal Reserve, appraisal reviews "have to verify whether the appraisal or evaluation is fitting for the transaction, the risk of the transaction, and whether the process by which the collateral valuation is acquired ensures independence and quality." Moreover, they "must denote whether the appraisal or evaluation report is consistent with the letter of engagement, which sets forth the outlook of the appraisal assignment." Lastly, the Federal Reserve notes that "some financial institutions supplement regular reviews with post-funding evaluations of appraisal quality for a few of their higher-risk or higher-value transactions as a control to assist in addressing valuation complications."

In addition to adjusting our work to the forms and guidelines of our review clients, there are four Fannie Mae forms that are widely used for review services, and we'll develop an appraisal review on any one of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. Here at County Appraisals Inc., we are trained in every form of appraisal review, review procedure and the requirements of review appraisers.

We are familiar with what the most prevalent imperfections are, especially in our home market. We also understand what constitutes a quality appraisal. Concurrently, we are proficient enough to identify that our competition in our market are able to do a fine job. The Uniform Standards of Professional Appraisal Practice, or USPAP, govern appraisal reviews and appraisal reports, and you can trust us to fairly assess appraisal reports performed by others. And those others might be examining our work, too!

In short, here at County Appraisals Inc., you can count on our truthful judgment, because we offer professional, unbiased, ethical appraisal review services for our customers. Contact us regarding our qualifications, expertise and service offerings.
